LANDLORDS
What we provide for you!
- Property is advertised on propertypal, facebook and rental list in office
- To Let board erected at property if requested
- Carry out viewings
- Gather potential tenants application form, photographic ID, references, keep you informed of best applicants and final choice is yours
- Collect deposit and first months rent from tenant once tenancy agreement is signed
Non Management Service:
We do all of the above for a finders fee of £350+VAT
Management Service:
We do all of the above and manage the property for a fee agreed between ourselves and the landlord.
This service includes:
- Collecting tenants rent and ensuring it is collected on time
- Carry out inspections of property every 6 months, send you a copy of inspection
- Deal with any of tenants problems
- Inform you of any repairs that need done before sending someone out to fix (if we do not hear back from you within 48 hours we are required to carry out urgent repairs without permission)
What we need from you!
- A signed copy of our terms of business
- Photographic ID
- Copy of landlord registration certificate or registration number
- EPC carried out on property (costs between £50 - £80)
- Building and contents insurance for own furnishing
- Yearly and up to date gas certificates, boiler certificates and electric certificates - we have a qualified electrician and gas supplier what can carry these out if required
- All properties to be fitted with smoke detectors and carbon monoxide alarms
TENANTS
What we need from you!
- Completed application form
- 2 references (one preferably from a previous landlord)
- Photographic ID
- Deposit
- 1st months rent up front (2 weeks if Housing Executive tenant)
- Housing Executive tenants need to provide forms
What we do for you
- Your Deposit is held in a tenancy deposit scheme (TDS NI) - ensures your deposit is safe
- A copy of the signed tenancy agreement is provided
- An inventory is provided which is to be signed and dated with any additional problems
- Fix any problems that the landlord is legally required to
- Carry out inspections
- Ensure the property is safe and liveable
- Provide up to date gas and boiler certificates
